How much are my monthly HOA dues?
Monthly HOA dues are set by the Board of Directors based upon the HOA’s budgetary needs. The individual dues assessed to owners are determined by the square footage of your unit. Beginning January 1, 2023, the monthly HOA dues are set as follows:
Efficiency Units: $103.44 per month
One Bedrooms Units: $174.41 per month
Two Bedrooms Units: $225.23 per month
Two Bedroom Townhomes: $291.56 per month
Three Bedroom Townhomes: $316.15 per month
What do my monthly HOA dues cover?
Monthly HOA dues cover common community-wide expenses for the complex such as water, sewer, trash, gas utility (for hot water boilers), common area electricity, and property and insurance.
How can I pay my monthly HOA dues?
Dues can be paid by cash, check, or money order.
Cash payments must be made at the HOA office by appointment.
Make checks and money orders payable to: Cottonwood Ridge Homeowners Association, Inc.
Dues can also be paid electronically through CondoCafe, if you set up an account through the HOA.

What is the due date for my HOA dues payment?
HOA dues are paid monthly on the first day of each month. They are considered late if not paid by the 15th day of the month.
What happens if I am late on a HOA dues payment or miss a payment?
If unpaid by the 15th day of the month, a $25.00 late fee is assessed.
How can I get late fees and interest waived?
You will need to present an application for relief to the Board of Directors. You must demonstrate good cause for not paying your monthly dues.

Does the HOA need a copy of my lease agreement?
Can I have pets in my unit?
If you are a homeowner, the HOA Rules and Regulations allows for you to have two pets. If you have more than two pets, then you need to apply for an exemption from the Rules & Regulations.
If you are a tenant, your landlord’s policies will determine whether you can have pets. No tenant may have more than two pets unless they first obtain an exemption from the Rules & Regulations by the HOA Board of Directors.
Why is the common area in my building dirty? Doesn’t the HOA provide cleaning services?
The common areas of the buildings are considered the responsibilities of the owners in that building. The HOA is not mandated to provide any cleaning or sanitation services. This is the responsibility of the owners.
What function does the HOA Security Patrol serve?
The HOA Security Patrol personnel primarily serve as professional witnesses for the Board of Directors to observe and report on incidents occurring in the Cottonwood Ridge Condominiums complex.
The HOA Security Patrol is not a substitute for law enforcement or emergency services. If you are experiencing an emergency, you need to contact the Norman Police Department or the Norman Fire Department by dialing 911. In an emergency situation, you should only attempt to the contact the HOA Security Patrol AFTER you have first contacted emergency services.
How often is the HOA Security Patrol on site?
The HOA Security Patrol is on site for an amount of contracted hours per week. The HOA Security Patrol maintains an irregular schedule that often changes week to week.
What should I do if I have a noise complaint?
How do I apply for an exemption from the Rules & Regulations?
Can I rent out my unit through AirBnB?
No. The CC&Rs expressly forbid short term rentals. Short term rentals are those defined as being rented for under 30 days.
The Board of Directors will not grant an exemption for this use.
Unit owners who violate this provision may be subject to the imposition of a fine by the HOA. Additionally, the HOA may pursue a civil action in the District Court of Cleveland County, Oklahoma to obtain an injunction.
