2023 Special Assessment

On September 20, 2023, the HOA Board of Directors voted to levy a special assessment in the amount of $1,000.00 per unit in accordance with Article 10 of the CC&Rs, which is the maximum amount allowable. This special assessment is due and payable by October 31, 2023. If a homeowner is unable to pay this amount by that date, the HOA is offering a payment plan to assist our homeowners remain on track to meet their financial obligations to the community.

When completed, email a PDF to office@cottonwoodridgenorman.com or mail or deliver a hard copy to the HOA at 401 12th Avenue SE, Norman, OK 73071.

The purpose of this special assessment is to pay the deductible on an insurance claim for a severe wind and hail storm that caused millions of dollars of damage to Cottonwood Ridge Condominiums that happened on October 10, 2021.

The HOA encourages you to review your homeowners insurance policy and speak with your insurance professional to determine whether you have insurance coverage known as “loss assessment insurance” to help defray the costs of this assessment and whether it is desirable for you to make a claim on such insurance. Loss assessment insurance coverage can help prevent a condominium homeowner from paying out of pocket when a special assessment is issued for expenses related to an insurance claim outside the walls of a homeowner’s unit. Loss assessment coverage is often an optional endorsement that can be added to a unit owner’s condo insurance policy, but may be “built into” your existing policy.

The HOA is accepting nominations for the 2024 Board of Directors. Nominate yourself or another person by October 31, 2023. All nominees who are eligible and willing to serve will be added to the ballot.
